Act 278 Eviction Mediation Program
In 2025, the Legislature passed Act 278, which created a two-year Eviction Mediation pilot program that starts on February 5, 2026, and ends on February 4, 2028. This law requires landlords to participate in mediation if a tenant requests it within 10 days of receiving an eviction notice for nonpayment of rent.
