ESSENTIALS
Are you beginning
your new career in real estate? Or are you a true
believer that education is the key to your continued
success? No matter who you are, the Essentials
Courses will benefit you! The Hawai'i Association
of REALTORS® has specially designed and written
the three modules of Essentials to benefit the
Hawai'i real estate practitioner. "Basics"
is what makes your career and it is essential
you have them. The Essentials courses are offered
by our Local Boards.
The Essentials
Courses
The Essentials Courses are offered in three separate
modules: Essentials of Listing; Essentials of
Finance; and Essentials of the Purchase Contract. You have
the option of choosing which module you would
like to take, or you can take all three. Each
module is a one-day course. These courses are
also updated as required by changes in the laws
and practices.
Essentials
of Listing
The objective of this course is for a student
to be able to make a successful listing presentation,
which includes explaining the critical points
in the listing contract and the obligations of
a listing agent to the seller. Also covered are
agency relationships and disclosure. Upon completion
of the course, the student will be able to research
information needed to take a listing, complete
a listing, and market the property.
Essentials
of Finance
The objective of this course is for a student
to be able to qualify a buyer and make the buyer
aware of his/her financial ability to purchase
a property, explain to the buyer the various types
and sources of home mortgages, and complete the
financing clauses in the Purchase Contract. Also covered are
the steps in the loan process and information
concerning the standard forms for VA, FHA, Purchase
Money Mortgage, and other financing choices.
Essentials
of the Purchase Contract
The objective of this course is for a student
to be able to write and present a Purchase Contract and a counter
offer. Students will work with case studies and
identify probable contingencies in the Purchase Contract. Specific
methods for presenting and explaining the Purchase Contract
to the Seller are discussed. Arbitration and mediation
are also covered.
